He did a good job, but the guy overcharged me. He added an extra 100 dollars that we never spoke about. We had a second meeting and originally he said he wouldn't charge me for the second court appointment and then when I got to the court he charged me! Then he said he never said he would not charge me but he did. He said he wouldn't charge me for the second court appearance.

I would not use his services again because he was dishonest with his payment.

Steve Serna and his law offices have been an integral part of my journey. I bought a piece of real estate in 2013 with plans to demolition and build new construction. He helped me navigate the deal with the real estate agent and actually saved me about $50,000 on the purchase of the sale. He understands real estate very well and how the appraisal values along with sales values work when dealing with the banks. I continue to work with Steve and his team and I am happy to refer him to friends and family. Keep up the good work counselor!

SERNA AYUDA! © Fyi: We saved Mr. Zandler from losing his driver's license despite his horrific record and only charged him $100 for the 2nd appearance although our retainer allowed for a lot more; Holly Chen's title policy was delayed due to a discharge of mortgage which was lost. We secured it and she was issued her policy; Diana Pacheco was a bankruptcy client who wanted to have her cake and eat it too by selling her home and avoid paying her creditors - a big no-no. We please 98% of our clients! May God bless the other 2%. ~Steven

I bought a condo in Feb 2014. My real estate agent highly recommended Steven to me, and I hired him to work on my case. Steven came across extremely personable and warm during the two phone calls we had (one time before I hire him, the other time when he went over the bylaws with me), and in person (at the closing).

However, I was very disappointed at him for two reasons:
1) He does not care about my case at all. He was very busy and it always took him a long time to respond to my emails. When I tried to call him, it's always his assistants answering the phone.

2) Multiple mistakes were made in my case:

One, the Deed was not included in my closing package. Instead, it arrived in a regular mail 6 months after closing.

Two, owner's title insurance was paid to his office, but it was NEVER purchased. I found out about it over a year later, when I realized I had never seen this title insurance policy. No apologies given. What did he say about it? "the holdup (of issuing you the title insurance now to make up for the one I said I did, but actually did not buy for you over a year ago) has been a second mortgage which I have proof that we paid off but unfortunately the Hudson Register misplaced the discharge of mortgage for recording."

Of course, it is someone else's mistake. Of course, it is no big deal.

The fact that he cannot purchase owner's title insurance immediately worried me. Hey, does my condo even have a clear title? I asked him the question, here is the response " relax there is nothing wrong with your purchase of your home. You are worrying for no reason. We will reach out to you again later. Thank you."

Past experience with him helped me made my expectations low. When he said "We will reach out to you again later", I knew what he really meant was "This is no big deal! Why do you want this insurance that you paid for?! Please stop bugging me!"

And that happened in July. Now it is Sept, as expected, I, of course, have not received my owner's title insurance, nor did I ever hear back from him.

I did wonder why it took so long (6 months) for my deed to arrive in a regular mail. But I am just happy that it did arrive. As for the owner's title insurance, I just have to pray that my home has a clear title and that Steven would be nice enough to award me with that insurance in the near future.

I would recommend Steven to you if you are a very patient person who does not care how soon your attorney will reply your email during the transaction, and also if you yourself knows what to get (deed, owner’s insurance, etc.) from an attorney, and also if you have enough energy to keep bugging him to get the things he owes you. If you were like me, had no knowledge about deed nor owner's insurance (hey, who knows what else? Maybe there are more that I am just not aware of), I would suggest that you find a different attorney who actually has time for your case and cares about your case.
