If Ahmed can’t help me he usually directs me to someone who can, so he’s always my first call. When my commercial lease was up for renewal Ahmed helped negotiate a new lease. I was impressed with his outside the box solutions. Ahmed pointed out to me that there were two vacancies in my strip and that the landlord would be more eager to provide discounted rent. So rather than exercise my option and pay the prior increased rate that was on my lease, Ahmed negotiated a new rate and a new lease, which caused my rent to go down. Another big reason I enjoy working with him is that he provides honest advise. There have been a few occasions where I approached Ahmed with an issue and he clearly told me that this was something that required an attorney and then guided me with some steps I can take to resolve the issue myself.

Ahmed helped me Buy and Sell my house. The buyer’s of my house had a contingency that they had to sell their house before they can buy mine. I had to sell mine before I can buy the other house. My buyer’s lender was dragging their feet. Ahmed was so diligent that his office was on the phone and email with that person’s attorney and lender every day finding out where they were on the deal. I got the sense that his paralegal and him were the driving force behind both deals. We ended up closing both deals on the same day. Ahmed had us pre-sign our documents on our sale so that we didn’t even have to attend that. He also had that title company wire all our money to the other title company where we were buying. As a result, the day of closing, we had a relatively stressfree day (besides the moving).

Working with Ahmed was one of the smoothest transactions I’ve had a realtor. Very consistent communication and when I didn’t understand something he took to the time to explain it to myself and the client. We felt legally protected and informed throughout the entire process. As a real estate investor and wholesaler, my job consists of buying and selling houses. Sometimes I even sell houses without having made any improvements to it. When I started off in the business, I would generally not hire and attorney if there was another attorney involved (representing one of the other parties). However, someone referred me to Ahmed and called him the “guru” at putting together wholesale deals. After that, I used him on a transaction or two. I realized that having Ahmed on my team really makes a difference.

There are so many difficult deals where parties have tried to short me on my fee or insist on credits that would decrease my take home check. Ahmed has always gone to bat for me and has usually come through with better results. His fees are very reasonable as he has only charged me for transactions that actually ended up closing.

On one recent deal, the deal had actually fallen apart and the Buyer and Seller had both left the closing table and refused to close. Threats of lawsuits had been exchanged. Ahmed called the Buyer and Seller separately and calmed the parties down. Explained the reasoning and put the parties at ease enough to bring them back to the table. The dispute came down to a monetary thing with each side wanting more money. At the end of the day, Ahmed ended up getting the title company to provide discounts on title fees and even reduced his fee to make the closing happen.

I would wholeheartedly recommend Ahmed to wholesalers and investors alike. He has eliminated the need for transactional funding for me through his title company. He has opened up his connections to me and helped me connect with other professionals in the real estate field that I have benefited from knowing. He is a true team player. I used Ahmed Motiwala as my attorney on a couple different occasions and received great service every time! I used him for a traffic ticket which he helped get dropped and that was important because it stayed off my record. Most notably he helped my wife and I out with the purchase of our first home! He was extremely helpful and patient throughout the whole process as purchasing a home is quite an ordeal. We had a couple issues come up that Ahmed handled swiftly. We were having an inspection done on our home which was a foreclosed property and the bank forgot to turn on the water to the house when they knew we had someone coming out for an inspection. So the inspector checked all he could except for the water obviously. He said he’d have to come back out and charge another fee! Which we understood but weren’t happy about because this was the banks fault. So Ahmed was able to convince the bank that they should pay for the inspector to come back out to check the water. This was a relief since we were trying to keep our costs down. I would absolutely recommend M&A Law Firm for any legal services you may require.
